This position performs a broad range of complex repairs with minimal supervision. Primary focus is on core maintenance, troubleshooting, and intermediate repairs.</p><p><span class="normaltextrun"></span></p><p><span class="normaltextrun"><strong>KEY RESPONSIBILITIES&nbsp;&nbsp; </strong></span>  </p><ul><li><span class="normaltextrun">Diagnosing and repairing HVAC units, household appliances (fridges, stoves, dishwashers), and electrical systems</span>  </li><li><span class="normaltextrun">Performing a range of plumbing repairs, such as repairing faucets, toilets, and drains</span>  </li><li><span class="normaltextrun">Handling "make-ready" duties and inspecting vacant units for rent-readiness</span>  </li><li><span class="normaltextrun">Providing technical direction to Level 1 staff</span>  </li><li><span class="normaltextrun">Participating in on-call rotations for after-hours emergencies</span>  </li><li><span class="normaltextrun">General grounds maintenance and repairs, such as cleaning common areas and assisting with trash removal, curb painting, etc.</span><span class="eop"></span>  </li><li><span class="normaltextrun">Follow company safety procedures and appearance standards</span></li></ul><p><strong>REQUIRED SKILLS/QUALIFICATIONS&nbsp;&nbsp;</strong></p><ul><li><span class="normaltextrun">Previous experience (usually 1–3 years) with Intermediate knowledge of plumbing, electrical, and HVAC</span>  </li><li><span class="normaltextrun">Strong quality and deadline orientation</span></li></ul><p><span class="normaltextrun"><strong>PREFERRED QUALIFICATIONS&nbsp;&nbsp; </strong></span>  </p><ul><li><span class="normaltextrun">EPA certification Type I, II, or Universal</span>  </li><li><span class="normaltextrun">CPO preferred in some portfolios</span><span></span>  </li><li><span class="normaltextrun">High school diploma; trade school or some college</span><span class="eop"></span>  </li><li><span class="normaltextrun">Bilingual communication ability where useful for the properties</span></li></ul><p><strong>COMMUNICATION SKILLS&nbsp;&nbsp;</strong></p><ul><li><span class="normaltextrun">Ability to explain technical issues and next steps to residents in simple, clear language</span><span class="eop"></span>  </li><li><span class="normaltextrun">Interdepartmental communication with leasing teams to update them on apartment turnover and service request status</span><span class="eop"></span>  </li><li><span class="normaltextrun">Communicate directly with residents during emergency calls and appropriately respond to on-call scenarios independently.</span></li></ul><p><span class="normaltextrun"><strong>TECHNOLOGY SKILLS&nbsp;&nbsp; </strong></span>  </p><ul><li><span class="normaltextrun">Use of work order software (e.g., SmartRent) to document service request status, review repair histories, and track inventory</span>  </li><li><span class="normaltextrun">Proficiency with HVAC diagnostic tools, pressure gauges, and charging equipment</span><span class="eop"></span>  </li><li><span class="normaltextrun">Understanding and troubleshooting digital, programmable thermostats</span>  </li><li><span class="normaltextrun">Using digital tools for basic troubleshooting, such as electronic multimeters for checking voltage</span></li></ul><p><span class="normaltextrun"><strong>PHYSICAL/WORK REQUIREMENTS&nbsp;&nbsp; </strong></span>  </p><ul><li><span class="normaltextrun">Frequent bending, lifting, walking, standing, and outdoor work</span>  </li><li><span class="normaltextrun">Emergency/weekend support is required</span>  </li><li><span class="normaltextrun">Ability to lift 50 lbs</span></li></ul><p><span class="normaltextrun">This job description is intended to describe the general nature and level of work performed by incumbents in this role.
